Awaab’s Law is a legal requirement in England introduced under the Social Housing (Regulation) Act that requires social landlords to respond to and fix serious housing hazards including damp and mould within strict timeframes.
In 2026, the law will be extended to cover other hazards where they present a significant risk of harm. The law will be further extended in 2027 for all remaining HHSRS hazards (apart from overcrowding) where they present a significant risk of harm.
As the first of the three phases of Awaab’s law is now in action, Facility Managers and Social Housing Landlords can need to be aware of the key changes that they need to implement.
