What are the different types of maintenance?
There are many types of maintenance but some of the most common approaches are:
Reactive maintenance - equipment is run until it fails and is then repaired or replaced
Planned preventative maintenance (PPM) - an approach designed to have pre-emptive intervention before an asset fails, based on time and usage.
Condition-based maintenance (CBM) - uses sensors to gather data on the performance of building services assets around a building e.g., vibration, noise levels, flowrates, temperature rises etc.
Predictive maintenance - an evolution of CBM, uses data from sensors to build digital models or ‘twins’ of a building to aid design, construction, and operation
